Armed with the drawings and plans, our construction manager will then meet you at the building site in order to get a real-time view of how the building layout would truly look.

This is a very important time for the client and Sovereign construction manager to make any large structural amendments, which may not be possible post pouring of the slab.

Again, you can be certain that we are extremely patient and work collaboratively at this important stage. The decisions made at this stage can make the difference between a good house and a great home

3. Construction begins!

There is no greater feeling than seeing the first footings for your new home being excavated. These footings provide the structural soundness for the dwelling and on which the base slab is poured. As a new home build is generally the number one capital expense you will make in your lifetime, the pouring of the slab also represents the beginning of an exciting new stage in your life.

4. Shell Construction Nears Completion

After the footings and slab have been completed, the Sovereign manager will continue his collaborative role with the client on construction of the frame and shell. Whilst it is extremely difficult to change the frame at this stage, we do have various instances where the client has requested a change in brick type/colour as well as external wall cladding options. We are prod to confirm that in each instance to date, we have met and even exceeded our client’s last minute requests.

5. Fit-out begins

Aside from the secondary, pre-construction meeting, this stage is perhaps the most important phase for our client’s to work extremely closely with Sovereign. It is at this point where the Sovereign construction manager will meet with the client and verify that their initial choices on internal materials remain valid.

In more than 70% of previous construction jobs, our clients have used this stage to partly or even drastically modify their initial thinking. Everything from simple colour changes, through to internal wall and door relocations have all been accommodated by Sovereign. It is our mission to proceed only when our clients are 100% happy and confident in their choices. If that requires delays to the project to allow our clients to confer with their family, then Sovereign has a zero additional cost policy to such delays.

6. Primary construction complete

It is at this stage after your new home is almost complete, that the client will accompany the Sovereign construction manager on a thorough tour of the building. It is at this stage that the client will note any improvements they wish to make to the aesthetical aspects of the new home.

The client at this stage should detail every issue they have with the building, no matter how minor you deem it to be. Our ultimate goal is your total satisfaction, so what you may see as minor scuff marks and scratches which may be hard to see with the naked eye, we deem as areas for immediate improvement.

7. Clean up and final property review

At this stage, the client should be ecstatic with their new home and the quality which has been built into it. Our staff will now ensure a full site clean-up is conducted with haste and finally invite you to meet with our associate landscape gardeners, should you desire.
